Is my usufruct valid without a written agreement?

I sold my farm undervalued to my father with the agreement that I have life usufruct on the dwellings on the farm.

Unbeknown to me he bought the farm on my niece’s name.

I have lived in the house for 15 years, but sadly my dad passed away and my niece sold the farm and she told me I have no legal right to stay on the property.

Unfortunately I had no written agreement. What is my legal right?
