I’m in the process of selling my house, which is in a serious state of disrepair and far beyond what you’d call a “fixer-upper”. Many of the fixtures are worn and should have been replaced years ago.
Although most of these defects are clearly visible, there are others that can also be seen on closer inspection.
For example, the roof leaks and some of the woodwork has rotted away and needs to be replaced or repaired.
I’ve spoken to the person who’s buying my house and talked him through the problems but I’m worried that he’ll only realise the full extent of the repairs once he moves in.
I know the issue of latent and patent defects often leads to arguments and even court cases, so I want to avoid that.
I don’t want him to say I never disclosed the issues and then try to negotiate a reduced price or cancel the sale.
